Veteran-led real estate across the Treasure Valley. VA loan fluency, honest timelines, and local expertise in Boise, Meridian, Eagle, Nampa, Star, Kuna, Mountain Home, and Caldwell.
I'm Jessica Estes — Master Sergeant, United States Air Force (Ret), 1998–2019, and licensed Realtor® with Keller Williams Realty Boise. I work with Veterans, Guard and Reserve Members, Active-Duty Military, and the families who move with them. I know VA loan entitlement, PCS and drill timelines, and the Treasure Valley market — Boise, Meridian, Eagle, Nampa, Star, Kuna, Caldwell, and Mountain Home. Straight answers, no real-estate hype, and an agent who has stood in the same boots you're standing in now.
Real estate is stressful. A PCS with a three-week window and a family in the car is harder. Here's where the uniform actually matters.
Entitlement math, funding fee waivers, appraisal quirks, and the paperwork timeline. I run this every week, not "willing to accept the offer."
Virtual tours for the spouse still in Germany, remote closings, rental bridge options, and honest advice when the timeline is the enemy.
No translation required. You'll talk to someone who speaks the language — from duty-station nicknames to what "orders in hand" actually means.
I enlisted in the Air Force at 18 from Illinois into the PMEL career field. After tech school I spent three years in Germany, then PCS'd to Mountain Home AFB in 2002. In 2006 I cross-trained to Ground Radar and went Active Guard for 13 years with the Range Squadron at Mountain Home, where I retired as Master Sergeant in 2019 — 21 years in uniform. In that time I saw plenty of families come through on orders, sight unseen, with a closing date that wouldn't wait.
I didn't come to real estate from a corporate training track. I came to it because every time a friend from the service moved to the Treasure Valley, I ended up being the one they called — for an honest walk-through of the buying process, the VA-friendly lender intro, the questions to ask before signing. Eventually I got my license so I could do the whole job, officially.
I built this practice around veterans. I know VA loans — actually know them, not just "willing to accept the offer" know them. I know the Treasure Valley market data, the commute distances, and how the timelines line up with PCS season.
You won't get the corporate run-around here. You'll get straight answers, a realistic timeline, and an agent who has stood in the same boots you're standing in now. That's the whole pitch.
If you're Active Duty, a Veteran or Guard member, or a military family looking at Boise, Meridian, Eagle, Nampa, Star, Kuna, Caldwell, or Mountain Home — I'd be honored to help you find home.
